Property management the Halliwell way

When you own an investment property you can either manage the property yourself or you can use a real estate agent to manage it for you. Here are some things you should consider before making a decision;

  • Are you prepared to deal with tenants and all of the repairs?
  • Are you ready for the responsibility and do you have the time to spare?
  • Do you know what your rights and responsibilities are?
  • Do you know the tenant's rights and responsibilities?
  • How will this affect your tax?

At Halliwell Property Agents we establish the rental value of your property by comparing your property to similar properties currently leased.  An overpriced rental property may be difficult to let and may not attract the most suitable tenants.

By maintaining your property in good repair and ensuring it is well presented you will maximise rent, reduce vacancy and attract a high standard of tenant.

Your valuable investment requires adequate insurance.  It is important that Landlords have adequately insured the building and contents (contents include your carpets, curtains etc), plus have public liability and loss of rent insurance.  It is even more important that Landlords fully understand what their policy covers them for - this will avoid the nasty surprise of having a claim denied - read your policy carefully!

For the care of your valuable asset we:

  • Prepare a written inspection report at the commencement of each tenancy.  Both the tenant and the Property Owner receive a copy of this inspection report.
  • Ensure all monies have been paid prior to the tenant being given access to the property.
  • Inspect the property every four months and forward you a written report.
  • At your request arrange for repairs and maintenance of the property.
  • Arrange for payment of any maintenance items and forward copies of each account paid.
  • At your request we can arrange to pay your Council Rates, insurance and any other items in relation to the property.

We manage the property in accordance with your instructions.
